New Year's Resolutions
The top focus areas for New Year's resolutions are health, finances, and the Research Center. Nearly half of adults under 30 make resolutions, while a third of adults aged 30 to 49 do so. Only 21% of adults over 50 resolve.
Important Meetings:
Resident Advisory Council Meeting
RAC Meetings will no longer take place monthly. The next meeting will be held on Tuesday, March 3rd, 2026, at all four properties. Resident elections will be held at each property to elect new Council members to represent each site.
Board Meeting
The monthly Board Meeting will be held on Tuesday, January 20th, 2026, at the main office located at 125 Beltline Road at 6 pm.
Annual and 5-Year Plan
The meeting will be held on February 3, 2026.

Payment After Eviction Is Filed.
Money paid to the Landlord by the Tenant after an eviction action has been filed shall first be applied to any other amounts owed by the Tenant. If the money paid by the Tenant
exceeds all amounts owed, the Landlord shall refund the Excess by check mailed to the Tenant's last known address. Tenant understands his/her obligation to pay rent on time under State law and the parties' Lease Agreement. The tenant further understands that the authority has the right to evict even if payment is accepted after the fourteen-day notice period. Tenant understands and agrees that payments by Tenant after the Landlord has filed for eviction will NOT serve as a waiver of the Writ of Ejectment (set out order) unless the Landlord notifies the Magistrate Court in writing before set-out occurs.
GAFFNEY HOUSING AUTHORITY OFFICE-CLOSING DATES
All Gaffney Housing Authority offices will be closed in observance of:
- Thursday, January 1st, 2026- New Year's Day
- Monday, January 19th, 2026- Martin Luther King Jr. Holidays

Freedom and Service:
Monday, Jan. 19th, is Martin Luther King Jr. Day, also known as MLK Day, remembering the legacy and work of American civil rights activist and minister Dr. Martin Luther King Jr.
This federal holiday is also designated as a National Day of Service.
Preventive Maintenance/Housekeeping Inspections
Preventive Maintenance/Housekeeping Inspection for Granard will be held Tuesday, January 13, through Thursday, January 15th. A memo will be sent out in advance as a reminder of these dates.
Terminating the Lease
If the rental agreement is terminated, the Tenant must submit a 30-day notice in writing and shall be responsible for returning possession of the Premises to GHA, paying all accrued rent, and paying for damages.
Breach of the rental agreement will result in paying GHA's reasonable attorney's fees, collection costs, and court costs.
Hot Cocoa Pancakes
Enjoy a warm and cozy breakfast with these festive flapjacks.
Ingredients:
• 2 tablespoons unsweetened cocoa powder
• 1 1/2 tablespoons sugar
• 1 cup 2% or nonfat milk
• 1 teaspoon vanilla extract
• 2 cups ready-made pancake mix
• 1/4 cup water
• chocolate syrup
• marshmallow spread
• pancake syrup
Directions:
Heat a skillet over medium-low heat or an electric griddle to 375° F. In a microwave-safe bowl, mix cocoa powder, sugar, milk, and vanilla until well combined. Heat in the microwave for 30 seconds.
Next, combine the cocoa mixture, pancake mix, and water. Stir until large lumps disappear, but do not beat or overmix the batter.
Pour slightly less than 1/4 cup batter onto the lightly greased skillet or griddle. Cook for 90 seconds, or until bubbles appear on the surface.
Flip the pancake and cook it for 30 seconds more. Repeat with the remaining batter.
Top pancakes with chocolate syrup, marshmallow spread, or pancake syrup.

GAFFNEY HOUSING AUTHORITY AFTER-HOURS MAINTENANCE PROTOCOL
Routine Maintenance requests between the hours of 7:00 AM and 5:00 PM should be made by calling the main office at (864) 489-3193.
After-hours calls are Monday through Thursday, beginning at 5:00 PM and ending at 7:00 AM. Weekends begin at 5:00 PM on Thursdays and end on Mondays at 7:00 AM. After-Hours
Maintenance is for emergencies only. There will be a $25.00 charge for all Nuisance calls.
Emergencies:
Apartment is flooding (busted water pipes, busted water heater, broken supply lines, etc.)
• No heat
• Resident smells natural gas.
• Refrigerator goes completely out.
• Stopped-up commode
• Air conditioner not working (All calls for AC after 8:00 PM will be addressed the following day.)
Lockouts:
• Lockout requests must come from an adult household member. Any request after 8:00 PM will be taken care of the following day.
